Role Description
We are seeking an experienced Residential Construction Project Manager to oversee the construction delivery of residential projects within GRW’s growing development portfolio. This is a full-time role operating across Northern Queensland (with a focus on the Whitsunday region) and the Gold Coast, QLD, working closely with contractors, consultants, suppliers, and internal teams to ensure projects are delivered safely, efficiently, and to a high standard of quality.

The role will involve managing projects from pre-construction through to completion — ensuring programme, budget, compliance, and construction quality are maintained throughout every stage of the build process. The successful candidate must be comfortable working across multiple project locations and coordinating delivery across both regional and Southeast Queensland operations.

Key Responsibilities

  • Lead and manage residential construction projects from pre-construction through to practical completion and handover.

  • Coordinate builders, subcontractors, consultants, and suppliers to ensure works are delivered in line with programme, budget, and project specifications.

  • Monitor site progress, construction quality, and contractor performance to maintain high standards across all stages of delivery.

  • Oversee project scheduling, procurement, and sequencing to ensure efficient site operations and timely delivery.

  • Manage construction budgets, cost reporting, progress claims, and variation assessments.

  • Ensure compliance with NCC, Queensland Building Regulations, WHS requirements, and all relevant statutory approvals.

  • Identify and mitigate construction risks, delays, and delivery issues through proactive project management.

  • Conduct regular site inspections, project meetings, and reporting to maintain clear communication across all stakeholders.

  • Manage defect identification, rectification, and final handover processes.

  • Maintain accurate project records, construction reports, contracts, and delivery documentation.

Role Requirements

  • Relevant QBCC licence, Site Supervisor licence, or strong experience working within residential construction delivery in Queensland.

  • Bachelor’s degree or relevant qualification in Construction Management, Building, Project Management, or related discipline.

  • Minimum 5–7 years’ experience in residential construction project management.

  • Strong understanding of residential construction methodologies, sequencing, contracts, and site-based delivery.

  • Solid knowledge of NCC, Queensland Building Regulations, WHS compliance, and construction approval pathways.

  • Proven ability to manage builders, subcontractors, consultants, and multiple stakeholders across active projects.

  • Strong commercial acumen with experience in budgeting, forecasting, and cost control.

  • Excellent leadership, communication, and organisational skills.

  • Highly detail-oriented, proactive, and solutions-focused.

  • Willingness to travel between Whitsunday / Northern Queensland projects and the Gold Coast as required.
